About the Role

As a Sales & Lettings Negotiator, your role is to support the branch manager and team in negotiating the sale and letting of residential properties. This position is part of a dynamic office environment where flexibility and teamwork are key. Responsibilities may evolve to meet future business needs.

Key Responsibilities:

  • Create property listings using company software in line with branding and quality guidelines.

  • Market properties through email campaigns, phone calls, advertisements, and open houses.

  • Maximise visibility with for-sale/to-let boards and updated online listings.

  • Book and conduct viewings, providing prompt feedback to clients.

  • Advise clients on market conditions, pricing strategies, legal requirements, and mortgage options.

  • Maintain regular, professional communication with clients throughout their transaction journey.

  • Identify and prioritise “hot” buyers and applicants.

  • Negotiate offers for both sales and lettings, ensuring the best outcome for all parties.

  • Obtain and verify identification documentation to progress deals.

  • Initiate and manage tenant referencing processes.

  • Coordinate referrals to financial advisors and conveyancing services.

  • Work closely with the central sales progression and tenancy progression teams.

  • Take high-quality photos and video tours in line with company policy.

  • Regularly review and update property listings to ensure they remain accurate and attractive.

  • Support colleagues across the branch and liaise with the marketing department as needed.

  • Adapt and assist where needed to ensure overall office performance.

  • Attend training sessions, seminars, and industry events to maintain knowledge of legislation and market trends.

  • Promote company values and uphold service standards in all tasks.

What We’re Looking For

Essential:

  • Excellent negotiation, communication, and relationship-building skills.

  • Highly motivated, self-starting attitude with a target-driven mindset.

  • Proficiency with CRM systems and property platforms.

  • Full UK Driving Licence (Clean)

Desirable

  • Background in estate agency or residential lettings.

  • Existing network within the property industry.

  • Understanding of property legislation and compliance.
